Transaction Broker: Under Florida law, it is presumed that licensees are operating as transaction brokers unless another brokerage relationship is established. A written transaction broker disclosure notice is not required to be give to the buyer or the seller.
A transaction broker provides limited representation to a buyer, a seller, or both in a real estate transaction but does not represent either in a fiduciary capacity or as a single agent.
